If you are using this Site on behalf of an organization, you represent that you have authority to bind that organization to these Terms.

This Site is operated by Anthony Greco, a real estate broker licensed in the State of Illinois and affiliated with Real Broker, LLC. The Site provides information about real estate services, property listings, market conditions, and neighborhood resources primarily in the Chicagoland suburban market.
You may use this Site for lawful, personal, non-commercial purposes — specifically to learn about real estate services and available properties. You may not:
- Scrape, harvest, crawl, or extract data from this Site using automated tools, bots, or scripts without express written permission

4. No Brokerage Relationship Created by Website Use
Visiting this Site, viewing property information, or submitting an inquiry form does not create a formal brokerage relationship — buyer representation, seller representation, or otherwise — between you and Anthony Greco or Real Broker, LLC.
A formal brokerage relationship is established only through a separate written representation agreement executed by both parties in accordance with Illinois law.

By submitting a contact form, valuation request, or any other inquiry form on this Site, you:

Photographs of properties featured on this Site may be subject to copyright held by third-party photographers or listing agents. We include such images under license or with permission.
Limited personal use license
We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Site and view its content for your own personal, non-commercial purposes.
7. MLS and Listing Data
Listing information on this Site may be sourced from licensed MLS platforms. Such data is provided for the personal, non-commercial use of consumers and may not be used for any purpose other than identifying properties for potential purchase or rental.
Commercial use of MLS-sourced listing data — including redistribution, republication, resale, or use in competing real estate applications or databases — is strictly prohibited and may violate applicable MLS rules and copyright law.
IDX disclaimer
Where this Site displays property listings sourced from an Internet Data Exchange (IDX) feed, the listing data is provided in accordance with the rules of the originating Multiple Listing Service. Listings displayed may be subject to prior sale, change, or withdrawal without notice. The originating MLS, its participants, and the listing brokers are not responsible for, and do not warrant, the accuracy, completeness, or timeliness of any IDX-provided information. Information is deemed reliable but is not guaranteed. The displayed information about each property includes the name of the listing broker; brokers other than the listing broker are not responsible for the accuracy of the listing information. Each IDX-provided listing carries a “last updated” timestamp and a copyright notice attributing the originating MLS, alongside the office identification of the listing broker, as required by the originating MLS.

9. Disclaimer of Warranties and Limitation of Liability
Disclaimer of warranties
This Site and all of its content are provided “as is” and “as available” without warranties of any kind, either express or implied. To the fullest extent permitted by applicable law, we disclaim all warranties, including but not limited to:
- Warranties of merchantability, fitness for a particular purpose, and non-infringement
- Warranties as to the accuracy, completeness, or reliability of any property information, listing data, or market analysis
- Warranties that the Site will operate without interruption, error, or security breach
Limitation of liability
To the maximum extent permitted by applicable law, Anthony Greco and Real Broker, LLC, and their respective officers, employees, agents, and affiliates, shall not be liable to you or any third party for any indirect, incidental, special, consequential, exemplary, or punitive damages.
Our total cumulative liability to you for any and all claims arising from your use of the Site shall not exceed one hundred dollars ($100.00).
Exceptions. The disclaimers and limitations of liability in this Section do not apply to, and nothing in these Terms is intended to limit liability for: (a) gross negligence, fraud, or willful misconduct; (b) personal injury or death caused by our negligence; (c) any liability that cannot lawfully be excluded or limited under applicable law, including under the Illinois Consumer Fraud and Deceptive Business Practices Act, the Illinois Real Estate License Act of 2000, or any other consumer protection law that applies to you; or (d) any obligation we owe you under a separately executed brokerage representation agreement, which is governed by its own terms and by applicable real estate law.
Indemnification
You agree to defend, indemnify, and hold harmless Anthony Greco, Real Broker, LLC, and their officers, directors, employees, agents, licensors, and affiliates from and against any and all claims, damages, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to your use of or inability to use the Site, your violation of these Terms, or your violation of any third-party right.
10. Governing Law, Disputes, and General Provisions
Governing law
These Terms are governed by and construed in accordance with the laws of the State of Illinois, without regard to its conflict of law provisions.
Binding arbitration
Except as set out below, any dispute, claim, or controversy arising out of or relating to these Terms or your use of the Site (a “Dispute”) shall be resolved by binding individual arbitration administered by the American Arbitration Association (“AAA”) under its Consumer Arbitration Rules, in DuPage County, Illinois (or by telephone or video conference, at the arbitrator's discretion). The arbitrator's decision shall be final and binding, and judgment on the award may be entered in any court of competent jurisdiction. The Federal Arbitration Act governs the interpretation and enforcement of this provision.
Class action waiver
You and we each agree that any Dispute will be brought only in an individual capacity, and not as a plaintiff or class member in any purported class, collective, consolidated, or representative proceeding. The arbitrator may not consolidate more than one person's claims and may not preside over any form of representative or class proceeding. If this class-action waiver is found unenforceable as to a particular claim, that claim alone shall proceed in court, and all other claims shall remain in arbitration.
Exceptions to arbitration
Either party may bring an action in small-claims court for any claim that qualifies. Either party may also seek injunctive or other equitable relief in a court of competent jurisdiction to protect its intellectual property, confidential information, or to prevent unauthorized access or misuse of the Site. Nothing in this section prevents you from filing a complaint with a government agency or self-regulatory organization that has jurisdiction over your claim, including the Illinois Department of Financial and Professional Regulation, the Federal Trade Commission, or the Federal Communications Commission.
Right to opt out of arbitration
You may opt out of the arbitration and class-action waiver provisions above by sending written notice to realtonygreco@gmail.com with the subject line “Arbitration Opt-Out” within 30 days of the first time you accept these Terms. Opting out does not affect any other provision of these Terms.
Venue for non-arbitrable claims
For any Dispute that is not subject to arbitration (including the exceptions above and any claim properly brought outside arbitration), the state and federal courts located in DuPage County, Illinois shall have exclusive jurisdiction and venue.
Severability
If any provision of these Terms is found to be unlawful, void, or unenforceable by a court of competent jurisdiction, that provision shall be deemed severable from these Terms and shall not affect the validity and enforceability of the remaining provisions.
Modifications
We reserve the right to update or modify these Terms at any time. Revised Terms will be posted here with an updated effective date. Your continued use of the Site after the effective date of any revised Terms constitutes your acceptance of those changes.
