This Privacy Policy describes how Anthony Greco (“I,” “me,” “my”) and Real Broker, LLC (together, “we,” “us”) collect, use, and share personal information when you visit this website and any related pages (the “Site”). By using this Site, you agree to the practices described here. If you have questions, contact us using the information at the end of this Policy.
1. Information We Collect
Information you provide directly
When you submit a contact form, request a home valuation, sign up for our newsletter, or otherwise interact with the Site, we may collect:
- Full name
- Email address
- Phone number, including mobile numbers
- Property address or location and price preferences
- Message content and any other details you choose to share
- Whether you are buying, selling, or renting
Information collected automatically
When you visit the Site, we and our service providers automatically collect technical and behavioral data, including:
- IP address and approximate geographic location (city/region level)
- Browser type, version, and operating system
- Pages viewed, time spent on pages, and scroll depth
- Referring URLs and exit pages
- Links clicked and forms interacted with
- Date and timestamp of visits
- Device type (desktop, mobile, tablet)
Cookies and tracking technologies
We use cookies, browser storage, and similar technologies. When you first visit the Site, a banner at the bottom of the screen will ask for your preference. Analytics and advertising cookies are not activated until you explicitly accept them. You can update your preference at any time using the Cookie Preferences link in the Site footer.

Address autocomplete
On our home valuation form, we use Google Maps Places Autocomplete to help you enter your property address accurately. As you type in the address field, each partial address fragment, along with your IP address, is sent to Google so that Google can return matching suggestions. This processing is performed by Google as an independent controller; see Google's Privacy Policy for more information. The Places Autocomplete script is not a tracker and does not set advertising cookies, but it does require this data exchange to function. If you prefer not to use Google's suggestions, you can type a complete address without selecting from the dropdown — the script remains active but no further calls are made if you do not interact with the field.
Spam and bot protection (Cloudflare Turnstile)
To protect our forms from automated abuse, we use Cloudflare Turnstile, a service operated by Cloudflare, Inc. The Turnstile script loads from challenges.cloudflare.com when you view a form on this Site and runs invisibly in the background — no checkbox, puzzle, or visible challenge is shown in normal operation. To distinguish humans from bots, Cloudflare processes limited information about your browser and your interaction with the page, which may include your IP address, browser and device characteristics, mouse and keyboard events, page timing, and a small cookie or local-storage token set by Cloudflare on its cloudflare.com domain to detect repeat-visit signals. Cloudflare acts as our service provider for this purpose, uses this information only to determine whether a request is automated, and does not use it to build advertising profiles or to identify you across other websites.

2. How We Use Your Information
We use the information we collect to:
- Respond to your real estate inquiries and schedule consultations
- Contact you about properties, market conditions, and our services via phone, email, and text
- Send newsletters and market updates (with your consent)
- Improve and maintain the Site's content and functionality
- Measure and analyze Site traffic and user behavior
- Display targeted advertisements on platforms such as Meta and Google
- Comply with legal and regulatory obligations
- Prevent fraud, unauthorized access, and unlawful use of the Site
3. Sharing Your Information
We do not sell your personal information to third parties. We may share your information in the following circumstances:
Real estate platforms and MLS
Your inquiry information may be referenced alongside licensed MLS platforms as part of providing you with real estate services. We do not share your contact details with other agents or brokers without your explicit consent.
Service providers
We work with trusted third-party companies who help us operate the Site and run our business. These providers access your information only to perform services on our behalf and may not use it for their own purposes:
- CRM platforms (e.g., Follow Up Boss, KV Core, or similar) — store and organize your contact information and inquiry history so we can follow up effectively
- Email marketing platforms (e.g., Mailchimp, Constant Contact, or similar) — manage our mailing list and deliver newsletters and market updates
- Analytics providers — Google Analytics collects anonymized usage data from the Site
- Advertising platforms — Meta and Google receive event data (page visits, form interactions) to support ad targeting and campaign measurement
- Hosting — our hosting provider (Vercel) stores Site data, including submitted form information, in a secured environment
- Database — Supabase stores form submissions and consent records on our behalf under a data-processing agreement
- Transactional email — Resend delivers requested documents (such as the seller guide and market reports) and any associated unsubscribe links
- Address autocomplete — Google Maps Places API is called from your browser when you use the address field on the home valuation form; see “Address autocomplete” in Section 1 above
- Spam protection — Cloudflare Turnstile performs invisible bot detection on form submissions. See Section 1 (“Spam and bot protection”) for details and links to Cloudflare's Turnstile Privacy Addendum.
Legal requirements
We may disclose your information if required by law, court order, subpoena, or governmental authority, or where necessary to protect our legal rights or those of others.
Business transfers
If our real estate business is sold, merged, or transferred to another entity, your information may be transferred as part of that transaction.
4. Data Retention and Deletion
We retain your personal information for as long as necessary to provide real estate services, comply with legal obligations, resolve disputes, and enforce our agreements. The appropriate retention period varies depending on the type of information and how it was collected:
- Contact inquiry records — retained for as long as needed for business or legal purposes
- Newsletter subscriber data — retained until you unsubscribe, after which residual data is removed in due course
- Analytics data — subject to Google Analytics default retention settings
- Advertising pixel data — governed by Meta's and Google's respective data retention policies
To request deletion of your personal information, email realtonygreco@gmail.com with the subject line “Data Deletion Request.” Note that some records may be retained as required by law or to complete pending transactions.
5. Contact by Phone and Text — TCPA Disclosure
We obtain consent to contact you by phone or text only when you submit a form on the Site that collects a phone number and you check the dedicated SMS consent box on that form. Consent is never bundled with our email disclosure, never pre-checked, and is never implied by submitting a form that does not collect a phone number (for example, our newsletter, seller guide, and market report request forms do not collect a phone number and never request phone or text consent).
When you provide a phone number and affirmatively check the SMS consent box, you consent to receive:
Phone calls (including calls made using an automatic telephone dialing system or prerecorded/artificial voice messages) and text messages (SMS and MMS) from Anthony Greco and Real Broker, LLC at the mobile or landline number you provide, for the purpose of responding to your real estate inquiry and providing related services, including marketing communications about real estate.
This consent is not a condition of purchasing, selling, or renting any property. Standard message and data rates may apply. Message frequency varies based on your inquiry and our communications schedule.
Text message opt-out
To stop receiving text messages at any time, reply STOP to any text message we send you. To request help, reply HELP. You may also opt out by contacting us at realtonygreco@gmail.com or (630) 286-9448.
Revoking consent
You may revoke consent to phone or text contact at any time by notifying us in writing. Revocation will take effect within a reasonable time, subject to any pending service obligations.
Records of consent
When you check the SMS consent box, we record the exact text you agreed to, the date and time, your IP address, and your browser user-agent, so that we can confirm consent if asked.
6. Email Marketing — CAN-SPAM Compliance
When we send commercial email messages, we comply with the federal CAN-SPAM Act. Our marketing emails will always:
- Clearly identify themselves as advertising or marketing communications where required by law
- Include our physical mailing address (Real Broker, LLC, 50 Main Street, Suite 200, Naperville, IL 60540)
- Include a clear and functional unsubscribe mechanism in every email
- Honor unsubscribe requests promptly and within no more than 10 business days
- Refrain from using deceptive subject lines or sender information
To unsubscribe from our email list, click the unsubscribe link in any marketing email or contact us directly at realtonygreco@gmail.com. Transactional emails (responses to direct inquiries) are not subject to opt-out requirements.
7. Your Rights and Choices
Opt-out of marketing communications
You may opt out of marketing emails at any time using the unsubscribe link in any email. You may opt out of text messages by replying STOP. These choices do not affect our ability to send you transactional messages directly related to an active inquiry.
Cookie and advertising preferences
You can update your marketing cookie preference at any time using the Cookie Preferences link in the Site footer. Analytics and advertising cookies are blocked by default until you explicitly accept them. Declining or revoking consent stops those third-party marketing and analytics scripts; it does not affect functional site features such as form pre-fill.
Most browsers also allow you to refuse, delete, or be alerted to cookies. Visit your browser's help settings for instructions. You may also opt out of specific tracking:
- Google Analytics — Install the Google Analytics Opt-out Browser Add-on
- Meta advertising — Adjust settings at facebook.com/adpreferences
- Interest-based advertising generally — Visit optout.aboutads.info or optout.networkadvertising.org
California residents — CCPA/CPRA rights
If you are a California resident, the California Consumer Privacy Act (CCPA), as amended by the California Privacy Rights Act (CPRA), grants you additional rights:
- Right to Know — Request disclosure of the categories and specific pieces of personal information we have collected about you, how we collected it, and how we use and share it
- Right to Delete — Request deletion of your personal information (subject to certain legal exceptions)
- Right to Correct — Request correction of inaccurate personal information we hold about you
- Right to Opt-Out of Sale/Sharing — We do not sell personal information. However, our use of Meta Pixel and Google Ads may constitute “sharing” for cross-context behavioral advertising under California law. You may limit this by using the opt-out tools listed above.
- Right to Non-Discrimination — We will not deny you services, charge different prices, or provide a lower quality of service because you exercised your CCPA/CPRA rights.

We do not currently display a “Do Not Sell or Share My Personal Information” link because we do not sell personal information. California residents who wish to limit cross-context behavioral advertising may use the opt-out tools above.
Global Privacy Control (GPC)
We recognize and honor the Global Privacy Control (GPC) signal as a valid opt-out of cross-context behavioral advertising for California residents and other consumers whose browsers transmit it. If we detect a GPC signal on your visit, we treat it as a request to decline analytics and advertising cookies for that browser, and we will not load Meta Pixel, Google Ads, or similar tags during that session. You can still adjust your choice manually using the Cookie Preferences link in the footer if you would like to grant consent despite a GPC signal.
Illinois residents
While Illinois does not currently have a comprehensive consumer privacy statute equivalent to the CCPA, we extend similar data access and deletion rights to Illinois residents as a matter of good practice. Contact us at the information below to make a request.
8. EU and EEA Residents — GDPR
If you are located in the European Union (EU) or European Economic Area (EEA), the General Data Protection Regulation (GDPR) grants you specific rights regarding your personal data. This section applies to you in addition to the rest of this Policy.
Legal basis for processing
We rely on the following legal bases under GDPR Article 6 when processing your personal data:
- Consent (Article 6(1)(a)) — For analytics and advertising cookies (Google Analytics, Meta Pixel, Google Ads) and for email marketing (newsletters and market updates). You can withdraw consent at any time using the Cookie Preferences link in the footer or the unsubscribe link in any marketing email. Withdrawal does not affect the lawfulness of processing carried out before withdrawal.
- Contract performance (Article 6(1)(b)) — To respond to your real estate inquiry, deliver a requested market report, or fulfill any service you have requested from us.
- Legitimate interest (Article 6(1)(f)) — To pre-fill your name and email in the market report form on return visits, where you have previously submitted that information. This is functional storage: it is always active, stored exclusively in your own browser (localStorage), and never transmitted to any third party for profiling or ad-targeting. Marketing cookie consent does not gate this feature. You can remove the stored data at any time by clicking “Not you?” in the market report form.
- Legal obligation (Article 6(1)(c)) — Where processing is necessary to comply with applicable law.
Your rights under GDPR
You have the following rights. To exercise any of them, email us at realtonygreco@gmail.com with the subject line “GDPR Request.” We will respond within 30 days.
- Right of access (Article 15) — Request a copy of the personal data we hold about you and information about how we process it.
- Right to rectification (Article 16) — Request correction of inaccurate or incomplete personal data.
- Right to erasure (Article 17) — Request deletion of your personal data where there is no compelling legal or legitimate reason to continue processing it.
- Right to restriction of processing (Article 18) — Request that we limit how we process your data in certain circumstances, for example while you contest its accuracy.
- Right to data portability (Article 20) — Request your personal data in a structured, machine-readable format where processing is based on consent or contract performance.
- Right to object (Article 21) — Object to processing based on legitimate interest at any time. To object to form pre-fill storage, click “Not you?” in the market report form; this immediately removes the locally stored data from your device.
- Right to withdraw consent (Article 7(3)) — Withdraw consent for analytics and advertising cookies at any time via the Cookie Preferences link in the footer. Withdraw consent for marketing email via the unsubscribe link in any email.
International data transfers
This Site is operated from the United States. If you are in the EU/EEA, your personal data will be transferred to and processed in the United States. We rely on the EU-US Data Privacy Framework (DPF) for providers certified under that program (which includes Google LLC) and on Standard Contractual Clauses (SCCs) adopted by the European Commission for other applicable transfers. A copy of the relevant SCCs is available upon request.
Right to lodge a complaint
If you believe we have not handled your personal data in compliance with GDPR, you have the right to lodge a complaint with the data protection supervisory authority in your EU member state. Contact details for all EU supervisory authorities are available at edpb.europa.eu.
Automated decision-making
We do not engage in automated decision-making — including profiling — that produces legal effects or similarly significant effects on you (GDPR Article 22). Analytics tools such as Google Analytics are used solely for aggregate site reporting and do not make any individualized automated decisions about you.
9. Security
We make reasonable efforts to protect the personal information we collect from unauthorized access, loss, or misuse. No system is completely secure, and we cannot guarantee absolute security. If you believe your information has been compromised, please contact us.
10. Children's Privacy
This Site is not directed at individuals under the age of 13, and we do not knowingly collect personal information from children under 13. If you are a parent or guardian and believe your child has submitted personal information to us, please contact us immediately and we will delete it.
11. Changes to This Policy and How to Contact Us
Changes
We may update this Privacy Policy from time to time to reflect changes in our practices, legal requirements, or Site features. When we do, we will revise the effective date at the top of this page. Your continued use of the Site after the revised Policy is posted constitutes your acceptance of those changes.
