Downtown Residential · Naperville, Illinois
Historic plats wrapping Naperville's downtown core, with nineteenth and early-twentieth century homes, mature canopy streets, and walking access to the Riverwalk and Metra.
“The original residential ground of Naperville, grown outward from the plats that established the city itself.”
Downtown Residential is not a single subdivision but a composite of the plats and additions that have wrapped Naperville's commercial core since the city's founding. Development filled in gradually through the late 1800s and early 1900s, producing a rectilinear grid of narrow lots and mature oak and maple canopy. The result is a streetscape that reads as distinctly older than the curvilinear post-war subdivisions that define Naperville's later expansion.
The architectural register here spans the city's full history. Italianate, Queen Anne, Stick, Craftsman, Prairie School, and Classical Revival homes share the same blocks, many of them recognized for their historic character. Recent activity has run in two directions at once: careful restoration of legacy homes, and sympathetic infill on smaller parcels, including adaptive reuse of landmark properties such as the Kroehler Mansion at Heritage Place. East Jefferson, Chicago Avenue, and the blocks between Ellsworth and Sleight have long carried some of the area's most architecturally distinguished homes.
Few residential settings in Naperville sit this close to downtown. The Riverwalk, Naper Settlement, Centennial Park, and the Nichols Library are all reachable on foot. The BNSF Metra station is steps away from many of these blocks. For buyers who want to live inside the historic fabric of the city rather than near it, Downtown Residential carries a setting no other Naperville neighborhood reproduces.
